What are the advantages of leasing a piece of property?

Buying a home and leasing the land has distinct advantages. As you reach your retirement years, typically your income levels off from your peak earning period, and you must seriously consider methods of leveraging your assets to your best advantage.


Are these homes taxed?

Yes. A manufactured home is taxed using the Appraisal method. Under this method, owners will pay a manufactured home tax computed by the same calculations used for real property tax. The values of these homes will be adjusted every three years to their estimated market value.
However, owners are entitled to a 10% rollback and a 2.5% owner occupied credit, if applicable. You may also apply for the Homestead exemption by visiting the County's website at


How Large is the Park?

Columbia Park features nearly 1,000 homes and is situated on a beautiful, country-like setting of 230+ Acres of land. We hold 23% of the Olmsted Township population. There are 13 miles of wide, curved, tree lined streets. Many of the streets in our community have modern lighting with underground wiring.


How do we sell our home if we need or want to?

You may sell your home independently, through an agent or through the community sales office who works in-conjunction with Russell Real Estate Service, the preferred broker of the park. What are the benefits of a manufactured home versus a traditional site-built home?

Because manufactured homes are built in factories with controlled environments and assembly-line techniques, the entire process of building the home is managed more efficiently and effectively. Because of this, as well as the economies of scale that result from being able to purchase large amounts of materials, the price is significantly less than a site-built home. The quality of the factory-built process, and the wide range of affordable styles and amenities has helped to create a unique style of quality home that people can afford.


What are the community rules?

Each community has a set of standards that has been developed over the years through experience and with input from past and present residents. They are based on the common sense principles that most people live by in their daily lives.
